Under the Ginhawa For All Lease with Option to Buy (GFAL LWOB) Program, GSIS rents out its housing units to interested parties who will be given the priority to purchase it any time during the lease agreement. The lease agreement will be valid for one year, renewable at the option of GSIS.
To qualify, the prospective lessee must:
be a Filipino citizen who is legally authorized to enter into an agreement
have a regular source of income
If the residential property is occupied, GSIS will give priority to the current occupant to lease the unit with an option to buy it. If the property is unoccupied, it will be open for rental to anyone who will qualify for the program on “as-is, where-is” basis. All improvement costs will be shouldered by the lessee.

The applicant must submit the complete application documents to the GSIS Real Property Accounts Management Department (RPAMD) in the GSIS Head Office or any nearest GSIS branch office.
Wait for GSIS’s notification. GSIS will issue a Letter of Approval of Lease with Option to Buy to the qualified lessee for his/her conforme, which is valid for 30 calendar days from receipt.
Upon approval and signing of the lease agreement, the lessee will be required to pay two (2) months advance rental fee and two (2) months security deposit.
The lessee may pay the rental and other fees to GSIS under the lease contract through any of the following modes:
